EnCert provides a professional, consistent and high quality independent residential inventory service to estate agents, landlords and housing associations based in Herefordshire, Worcestershire, and Gloucestershire. A professional in-depth inventory is very important and helps minmise misunderstandings and disputes at the end of a tenancy, which has become increasingly important since the introduction of the Tenancy Deposit Scheme.

All our inventory clerks have trained and passed the exams set by the Association of Professional Inventory Providers, which is part of the highly regarded National Federation of Property Professionals.

For corporate clients our inventories can be purchased through our online ordering service. If you are a private Landlord please feel free to give us a call and discuss your requirements. Our terms are attractive and discounts are available for large portfolios of properties.

Our services include:

Full inventory report
This report provides a detailed and accurate record of the condition of contents, fixtures and fittings, at the start of a tenancy, which is agreed by landlord or letting agent, and tenant.

At the start of the tenancy a check-in report is compiled with the tenant present to ensure the full inventory provides an accurate description of the property. Utility meter readings and keys are then given to the tenant.

At the end of the tenancy the property is compared to the original inventory. Any discrepancies are reported and recommendations can be made regarding the responsibility for the damage or wear and tear.

Interim Inspection
An Interim inspection of the property is carried out to inspect its overall condition and provide the agent/landlord with peace of mind.
